Taxes: 2017 Real estate taxes to be paid by the seller. 2018 Real estate taxes to be paid by the buyer(s).

Earnest Payment: Successful bidder(s) must deposit ten (10)% of the winning bid amount as earnest money made payable to AgVisors Trust Account day of the sale. The payment may be in the form of cashier’s check, personal check, or company check. All funds will be deposited and held in AgVisors’ Trust Account until the day of closing. Earnest money is subject to the purchase agreement the day of the sale.
Contract and Title: Upon the conclusion of the auction, the highest bidder(s) must sign a real estate purchase agreement contract provided by AgVisors, LLC. Sale is not contingent upon Buyer(s) financing.
Costs-Title insurance, and closing fees must be split equally by the seller and the buyers. The transfer fee must be paid by the seller. The new deed, prepared at closing, must be paid by the buyer(s). Successful bidder(s) are responsible for amount decided in purchase agreement, which will be provided at the end of the auction.

Survey: Seller has not surveyed the parcels and makes no guarantee to number of acres on each of the tracts.
